Executing construction projects on time and under budget requires proper planning. We hit the books months before we hit the ground. We develop budgets, schedules, procure materials, commit equipment and personnel to execute projects with minimal startup. Scheduling

We are experts in developing, evaluating, and maintaining design and construction schedules. Using primarily Primavera (P6) and/or MS Project for planning capital projects, we develop schedules during the design phase for planning critical project activities and account for long lead items. During construction, we create schedules for monitoring construction activities, analyze changed conditions and delays, and evaluate their impact on project completion. Post construction, we use schedules to facilitate project closeout and analyze claims, if necessary.

Cost Estimating

While most construction manager, engineer, and architecture firms provide detailed cost information, we also know it’s critical to develop standardized, owner-centric cost reports that summarize critical cost data relevant to the owner's financing. Without a standardized project-level report, it is difficult to track cost trends and variances on a level that is meaningful to the overall completion of the project.

Building Concepts performs detailed cost analysis at various stages of the design process. When preparing an estimate, we develop strategies that maximize value through bid alternatives. We also review and evaluate capital and operating cost saving measures, using our extensive knowledge and experience to provide additional benefits to the owner.

Subcontract Administration

Construction processes and contracts are often complex. Building Concepts provides comprehensive oversight of subcontractors to make sure the project is constructed according to your plans and specifications. We provide expertise in contractor selection and we protect your interests by reviewing and verifying subcontractor qualifications before they are brought onto any project.

Change Order Management

Changes during construction are common. Resolving change orders early minimizes your costs and avoids project schedule disruptions. Building Concepts has extensive experience of mitigating additional costs and managing the change order process. We breakdown the change order into "cause and effect" analysis to come up with a logical sequence of events, and show how these decisions have resulted in added cost or schedule impact. 

Constructability Review

Building Concepts has the experience to assess the accuracy and completeness of construction plans and specifications in order to validate schedules and budgets. A constructability review looks for document inconsistencies and completeness, potential liability and risk, coordination issues, and missed details, among others. We also identifies and eliminate ambiguities and contract language that contribute to unnecessary construction change orders, and disputes.
